11-Month Warranty Inspection
Home builders are required to provide a one year warranty. It is highly recommended to have an 11-month warranty inspection completed.
An 11-month warranty inspection is a full home inspection that lists any needed repairs. The goal is to have the repairs completed prior to the expiration of the one year warranty.

Why have an 11-month warranty inspection completed on a nearly new home?
- Although you most likely had a full home inspection completed prior to purchase, home conditions can change in a relatively short amount of time.
- Even if new, faulty or defective components can potentially fail at anytime.
- The warranty inspection is completed in the same manner as pre-purchase home inspection and lists the needed repairs.
- Failing to bring the needed repairs to the builder’s attention before the warranty expires can result in you being responsible and out of pocket for the repairs.
Having your home inspected a second time may seem redundant. However, a home purchase is usually the largest purchase one can make.
